Rates & Taxes
- Effective 28 February 2025, all bookings will include 7.5% Value Added Tax.
- Bookings over 3 days are entitled to a 5% discount.
- Bookings over 6 months are entitled to up to 20% discount.
Check and check out times
- Check in time is 2PM and check out time is 12:00PM
- Early check-in attracts a fee of ₦20,000 / $15
Deposits & Payments
For Abuja-Based Guests:
- Full payment of the total stay cost (including VAT), due within 1 hour of the reservation request.
For Out-of-State Guests:
- Deposit: 50% of the total stay cost (including VAT), due within 24 hours of the reservation request.
- Balance: Remaining 50% (including VAT), due no later than 3 hours before check-in.
- Bookings are confirmed only upon receipt of the full payment.
Cancellation & Modifications
For Abuja-Based Guests:
Cancellation ≥ 5 days before arrival: Full deposit refund, less a ₦50,000 administrative fee.
Cancellation 2–4 days before arrival: 50% refund of deposit.
Cancellation < 48 hours before arrival or no-show: No refund.
Date modifications are treated as cancellations. A new booking will be required under these same terms.
For Out-of-State Guests:
- Cancellation ≥ 7 days before arrival: Full deposit refund, less a $35 administrative fee.
- Cancellation 3 – 6 days before arrival: 50% refund of deposit.
- Cancellation < 72 hours before arrival or no-show: No refund.
- Date modifications are treated as cancellations, and a new booking will be required under these same terms.
Purpose of Stay
- The intended use of our apartments is primarily residential. Any other use other than residential must be disclosed and discussed during booking and is subject to
approval and extra charges by management. - Any undisclosed use will result in immediate eviction with no refund.
Right of Refusal
- Management reserves the right to refuse or cancel any booking without refund in
cases of suspected fraud, misrepresentation of the use of the apartment, or gross misconduct
House Rules
- No smoking inside the apartment or common areas. Smoking is permitted only on balconies. Indoor smoking incurs a ₦100,000 fine.
- No pets permitted.
- No excessive noise or gatherings after 9:00 PM.
- Parties permitted only on ground-floor suites, subject to prior approval and additional charges:
○ Party permit fee: ₦150,000
○ Caution deposit: ₦100,000 (refunded if no damage)
○ Corkage fee for external food/drinks: ₦150,000
○ Decor/setup fee (NO nailing, drilling, hammering): ₦100,000 - External food or beverages in commercial quantities are not permitted without
corkage arrangements. - Maximum occupancy: Four (4) persons per suite (2 bedrooms) and Six (6) persons per suite (3 bedrooms). Additional guests incur ₦20,000 per person per night or may result in eviction.
- Visitors: Guests are allowed to entertain not more than six (6) persons per suite. Any guests more than this should be entertained at the lounge or pool side.
- Undisclosed use of the suite for any purpose other than that stated at booking will result in immediate eviction with no refund.
